We have done an extensive remodel to create our storefront office and shop with storage space on the lower level and a fully renovated 3/2 home used for mid-term and short-term rentals throughout the year.

A short term rental upstairs would be an amazing idea however the area in tahoe of which we are located is seasonal market as there arent too many things to here besides skiing and winter sports.

We are in Florida... Anyone have experience with HOA changing bylaws after purchase of property?  We have been doing STR for approx one year and we were hoping we would be able to be "grandfathered" if laws change but...

However it did lead me to deeply studying REI as a strategy.

It's been gutted to the studs inside, has a new roof, and has a pool (needs work plus a possible expansion), with room for new commercial buildings to replace the ones that were demolished or for an expansion of the motel with either more rooms or a few condos for short-term rental.I'm considering selling a single-family home that I own outright in another state (Lake Havasu City, AZ) to finance this deal. 

Do short term or mid term rentals in the ADUs instead of month to month leases.

With short-term rentals, you can rent it and get to use it yourself, and somebody else is paying for your property. 

Recommendations can be short-term uses to bring in revenue while considering long-term plans.The land costs almost nothing to own, so selling is an option but I would much prefer to keep it and generate income from it.

Don’t take short cuts, eyeryone says they need to see the place and most don’t deserve to.
