Point being, a lot of laws in real estate have changed since then.

For example, Iredell county (north of Charlotte) just passed a law that if you want to STR your home you need to rezone it. 

Though AZ law says that if it's not otherwise stated, every auction has a minimum reserve.

Too much redundancy is never good and suspect that's the issue you will run into.

It is my opinion that sponsorship groups that are struggling right now, but believe bringing pm in-house, are going to be in for a surprise when it doesn't solve all of the issues that they had hoped.
