As a newer investor, I sometimes feel like I have no idea how to manage the risks of Section 8, its only for the pro's.What are the keys to managing the risks that come with Section 8 vs. other more conventional tenants in your opinion?

The key is reinvesting the cash flow back into the business to spur more growth!

A glut in land will force land prices down and make it a hell of a lot easier to build new buildings.Since I would rather make my money from value add or development than turn key investing I don't see the problem here.

I don't want to talk too much about his story because I'll get emotional and stupid both about him and the painful history of my area, but again, he has been a critical part of our operation.Do you also have or have you lost important relationships with key specialists who are aging out of the work force?

They were mostly turn key. 

Properly screening tenants is key.

Usually, they offer cash for keys to the occupants.

The square footage is the key here though making sure I don't go over 1000 sf.

What key factors should I consider to determine if this is a good deal or not?
