I rehabbed the property by cleaning out all the junk, repairing dry wall, misc. small handyman jobs, repainting the interior, re-doing tile on one bathroom floor, doing hardwood-style laminate throughout, replacing the butcher block countertops with laminate countertops, and swapping out a few appliances.

This work like i stated before included yard work( removing over grown trees, mowing, burning excess grass from never being mowed), cleaning house ( we went through 2 roll off dumpsters to remove all trash and animal waste, removed and replaced floor, replaced doors, replaced trim, replaced sheetrock, and painted entire interior of house.

Yeah, like Andy said, either way you'll get more insider information with an interior inspection but still, if you can avoid the auction and if its a good deal, close it before the foreclosure sale so some other guy doesn't outbid you.

l will walk away from this deal if repair cost to bring property up to section 8 rental code is too high...l am over estimating with the 30k....and l have not slaid eyes on  a single interior pic of the property.
