They made the observation that I was financially astute, I countered that I was a CPA and the next thing I know, the president nominated me to the position of treasurer within about 10 minutes.If you show up and sound like you want to take action and you're half way knowledgeable, you'll find yourself on the other side of the table so fast your head will spin.

I mandate this for my tenants.Their policy will cover things they cause: fire from stove error, water damage from leaving tub on, suit because their drunk friend fell and broke his head on the toilet, etc.

Then hold on to the cash and wait for the next buying opportunity in your market once prices drop OR invest in another market close to or near a bottom.Generally speaking, does a cash out refi have different requirements than a standard refi (for instance, cash out + lower rate, vs just locking in a lower rate.)

For instance a wholesaler could secure a contract on a property for $100K, doesn't close on the property, but instead sells that secured contract to someone with a markup, say $110K, netting a $10K profit.
