Laminate doesn't break but it can also be messed up.Just thinking on what the best solution should be for replacement.

Again I'd be surprised if that had positive cashflow so check your numbers carefully but that's a solution if you really want this property.

Here's a solution regarding your strategy as it is the one I want to use as well : When you hit that wall, the point where you can't have loans anymore, let's say you have 10 loans for 10 SFHs, here's what you can do: Sell them all, cash out, buy an apartment complex with a commercial loan (since the financing doesn't take into account your personal debt ratio) and start all over again with SFH.

looks like I found a solution to making the deal go through.

Even my parents took notice of my new interest in investing and are willing to stay in our small apartment in order to make a more long term solution to either "buy and hold" and/or possibly try to "flip a house".  

Or any other solution that would have same end result

Would a lease option be a good solution for you?
