How do you evaluate whether a property would work as an LTR while planning to use it as an STR?

Balance what you are learning through KW on how to be an agent and in the real estate class (much better basis for investors in real life than agents) with going to real estate investor meetups in your area.

You can easily do this on a spreadsheet, and it will take less time to track than finding and learning new software.

Do not invest with a syndicator who doesn’t meet your criteria no matter how great the deal seems. 3- Limit your investment in any one deal to 10% of your investment capital.  

I’m looking for a structure that would at least allow me to break even, or create capital through something like the BRRRR method to use for future deals.
