Not a great cap rate, or cash on cash return.Depends on your goals, though - plenty of people out there are happy to park cash at a 5% return in a relatively safe property if it's turnkey.

Rehab and that too of a property untouched since 1940 (which will be out of code for almost everything) is likely going to bring many surprises.If finances allow and numbers make sense then new build can get larger ($) returns.

AS for owner occ homes or new construction.. folks buy those on need and emotion.. not on financial return calcs..
