HI BP -I'm wondering if there are any local REI professionals that purchase from live auctions, Auction.com, or any other sites? 

Sometimes on the forums I see these new investors that talk a big game but when it comes down to it they're not actually serious investors (at least yet).

Hard to say by your descriptions.This business is littered with beginners, and people who never grew big but like to talk a big game.

Since this is our first property we wanted to buy something that was more turn key and would require less work and maintenance since we are pretty new to the game. 

Is there a minimum charge even if they're only on site for 10 minutes?

The local banks I've spoken to want to loan on based of skin in the game as opposed to appraisal value.
