WHAT I HAVE DONE THUS FAR: My research (frequent drives through the market) indicates that though Chattanooga is a relatively stable tertiary market, the MF segment in my target area (the downtown area) has high supply, which may take a while to move through the system.

No second showings to measure for furniture or because "we just aren't sure".

I"m thinking I just need my rental dwelling coveraged but  not the furniture. 

It is absolutely possible to do well in this business, but it takes a lot of up-front work, hustle and some capital: to find the right properties, close the leases, finance the deposits and furniture, furnish the properties, bring in the bookings, get the ratings and then do it all again with the next unit.

They'll have a ton of housing supply it seems. 

Especially with the recent run up in Residential pricing (due to low supply)...

They left some clothes and junk behind, moved and damaged furniture, trash everywhere, and even a tire in the family room.

From my understanding of AZ law, the landlord is required to keep the property sanitary and clean (like with water supply, drainage, ventilation, appliances functioning, no mold, etc.). 

The properties are gorgeous with amazing furniture and space.

This is good news if you are a property owner as supply is being artificially reduced with the increased building constraints.
