Watching people walk in, take two steps, spin right around and walk out the door was almost comical.I talked to ServePro and Service Master about treating for the smell. 

Anything above 10% having to pay food and labor costs they can be in trouble.I would not give them blocked rent.

Food for Thought- Gordon Moss spoke at Paper Source Symposium last week from a 20/20 hind sight , the paraphrase comment was - Instead of taking so many hair cuts on commissions , I should have taken a percentage of the equity / property when asked to take a haircut. 

Ya I was going to invite you guys and some people that I know maybe even have a caterer drop off some food and everyone can exchange contact info.

Don't ask if that day works for them; just schedule it and do it.Let them know the requirements (no open food containers, remove pets, etc.) and send a reminder the day prior.
