yeah that rate is ok but 7K costs on 70k is terriblebut I don't know that you can get better with your credit score, you are at the lender mercy a bit. call around, I wouldn't take that loan without a fight. and fix your fico ASAP. you can't afford it in the long run

I don't believe we're doomed to stagnating market values, we're just being pushed in that direction, and it's up to circumstance (cash buyers, generous appraisers, etc) to help us out of it.In other words, we're going to fight our way out of this mess despite the mathematics of how appraisals are done, not because of it.Somehow prices are increasing in many of these areas, but if J Scott and the OP were correct this wouldn't be possible.
