I need estimates on a rehab.

Nope, just the flipping and estimating costs books...That said, nobody can be a good wholesaler without understanding the basics of real estate (in general), and the principles behind flipping houses (as that's who your customer will typically be).While it doesn't go into wholesaling in detail, I highly recommend people check out the flipping and estimating books before they start wholesaling; in fact, I highly recommend flipping a house or two before wholesaling. 

Also, how accurate is the repairs/upgrades estimate?

I tried explaining that the purpose of my question is to get pro forma numbers/estimates of what I should expect from a 3-unit property in Malden/ Winthrop.  

That repair estimate to have someone else to do the work seems very high.

I do this for a couple reasons; 1. to give me an idea of the finish levels needed to provide an  accurate estimate, 2. yes to see if you know your business.  

Home is a 3/2 1,400 SQFT home on a 8,300 SQFT lot Purchase Price $155k (01/29/16)around $25-30k in rehab and closing cost  Estimated sale price $250-260k Here are some photo, hopefully I can show you guys the finished product but this would give you a great idea of that we've done and the quality! 

My analysis includes realistic rent estimates and a number of metrics to help analyze short and long-term returns (e.g., Cash-on-Cash, GRM, Cap Rates, IRR, NPV, etc.). 

Then compare estimates.
