I know that really good real estate photography requires some good techniques that I might learn down the road and will make it my side gig one day.Other than that - I literally ask for nothing else.

Invest in a motion sensitive flood light.If the neighborhood is too dangerous for these techniques to protect the home, you're going to have a big problem on your hands.

Don't change the plan or criteria, but enlarge the geography in which you are looking. 

I saw some discussion on how you find the sellers but what are your marketing techniques for finding buyers?

Strategies do overlap from location to location so as you get more versed in real estate investing techniques, you'll be able to find deals in your neck of the woods more easily I would imagine.

And lastly if I had more cash on hand to invest I probably wouldn't buy in CA at all but I'm using some of the financing techniques I've learned on BP and you have to start some where.

And to Jimmy and everyone else, I just want to point out that most "guru's" are selling information that is definitely legit as it is usually common knowledge that has been used by investors for decades that is just wrapped up in a shiny new package and marketed as some "secret new technique" that the author claims to have discovered all by themselves.
