I'm somewhat stuck at a crossroads because Phoenix has shot up quite a bit (about 22%) in the last year, but it was mostly in single family homes due to institutional investors (it seems to me).A fear i have about these large companies buying so many homes is that they could dump them quickly and poorly effect the market.Also, I fear that the Phoenix market has been eaten up so quickly its been exhausted of its potential.

I cannot suggest a lawyer for you but setting up a legal entity is pretty simple.If you know what entity type you want, you can simply go to your states website and set it up.

But a couple significant things that turnkey providers are exceptionally good at (or should be) are 1. finding deals, more specifically being able to negotiate insanely good deals so as to maximize their profits later, and 2. being able to rehab thoroughly and to a nice quality but very cost effectively.
