@Benjamin BarredoI've been a hands on kind of guy my whole life. so i can wander around a house for a few minutes and get a decent ballpark of what it will cost for a job if i do it all my self, then i double it if i get someone else to do it for me. during my walkthrough i take a bunch of pictures for later reference.then negotiate some terms with the seller and get contract with some contingencies, then do a better analysis.

I'm mostly worried about getting a place that ends up costing double the amount the home inspector estimates, so I am trying to find a way to have the owner repair the damages now, so it could be approved for an fha and just increase the cost of the home.

Elbert Dockery correct me if I'm wrong, but I am pretty sure the 4% he is referring to is that his gross rent is 4% each month of the total purchase price of the property and not ROI, IRR or COC. 4% doubles the guideline that a "2%" property is a good deal, however I think cap ex is fair concern.
