Insurance is just a contract with a specific company, which means two things. 1) It's worth is greatly dependent on the ongoing viability of that company and 2) you can write pretty much anything you want into a contract so they are incredibly diverse and flexible.

I my first hotel I was in was a 135 door hilton that was being self managed and the guy ran it into the ground and the hotel was sold due to bankruptcy (I was only a front desk agent at the time)  I then was promoted with a very large management company that came in and I learned the intricacies of what is needed to run a hotel just on the operations side, and learned a little about revenue management, sales and maintanence.

I don't know what constitutes self promotion on here but we do much less than 20% down on HML and f&f funding.

It was a great experience to learn how many diverse methods were used to get into Notes.

Good information and the opportunity to physically meet a good group of people in the industry with a diverse skill set willing to share and learn.

He would get a preferred return (probably 8%) and then there would be a sponsor promote as well on distributions above the preferred return (probably a 65/35 split).

Working in film I have always had to look for money/investors for projects, in doing so I have made some great connections with investors with diverse portfolios and great rates who are always looking for new opportunities.thanks!

They include photography, yard sign, lock box, MLS listing, and promotion through the usual 30 or so distribution sites, and have up-sales of running an open house and a few others.
