@Branden Vandette - the utility bill non-payments can haunt you in more ways than just impacting a credit report / credit score.

I believe a lot of investors do not put enough credence on tenant selection, which can be very detrimental.

I'm sharing this so others can see that there is more to wholesaling and investing then chasing closing checks or monthly rents checks -still waiting on some of those :(  Be a light out there and positively impact other people even if there is no monetary return for you. 

There is no impact on your taxes, though you may gain more deductible interest - ask your tax professional.The downside is that there is no such thing as a risk-free investment.Hope this helps.By the way - my family hails from the Twin Cities area (St.
