@Thomas S. is correct. the need for an LLC is vastly overblown.

The price of the condo is market price, there is little to no room for bidding lower as other comparable units are selling for higher.

If I understand correctly, this is due to wholesalers not wanting/able to deal with a long loan process when holding on to a deal for the investor (correct me if my thought process is wrong).

But sometimes you can't be sure, so you ask questions that have a slight error in them (give a rent that is incorrect, and lease start date that is incorrect for example) - a friend will just say that the errors are correct, but a landlord will comment that the facts are actually different.That is how it is done.

I've also got a small bidding war on a bank owned flip that I'm crossing my fingers I get anytime now... 

Obviously a 30 year payment plan would decrease the monthly amount. about 200$ if I am figuring correctly.

@Brandon Stewart, Although @Russell Brazil is correct for the most part, there are a few agents I know of that do nothing but refer business out and crush it.
