I've $6,000 set aside (maybe more if I can convince my sister to invest in the following) I planned to possibly put towards investing in a duplex via FHA loan at some point- only problem is my DTI ratio isn't too good (low income and new car in my name- gf makes payments pretty much her car) so I'm not sure I can get pre approved-my credit is great though.So that's kind of where I stand:  I need to establish cash flow/income so I can move forward for investing purposes.

Expenditures: Roughly $900/mo (25%) in fixed costs (utilities, internet, gas, phone, car insurance)$1750/mo (50%) going toward debt repayment (77k in student loans, 82k mortgage, 3k credit card) - note: if i paid just the min on everything it would be about $1170/mo but im trying to pay down the higher interest stuff$500/mo (15%) going toward retirement/general savings, which i currently have as $100 purchasing a combo of whole life and term life insurance, $100 going into a roth ira, and $300 going into a mutual fund account which gives me a little bit of liquidity.

Because if you pull it, it is a hard hit and depending on their goals in life (college, need student loans, new baby on the way, anticipating needing a new car), then a hard hit impacts them for a long time.
