We have laminate floors (no carpet) in that home BUT they have a dog (possible allergies maybe)        Another thing worth mentioning, vacancy for the above property is about $100 per DAY so i have to be thoughtful about this one.

if you want to rent it out some day don't sink a lot of money in it...for example, don't put in top of the line carpet or have pro's install hardwoods because renters won't take good care of either...they just won't, even the nice tenants, they treat it like you do a rent car.

It's a 10yr old house with carpet downstairs, needs to be tile, basic white paint throughout the house and cheap formica countertops.I already purchased new stainless appliances as i got an amazing deal on them.

In my area just to paint the walls and put carpet in will run you close to the 6000 dollar mark - not to mention they could have ran into sub floor issues - termites - wiring problems.

The PD big wigs in my city recently got called to the carpet for "mislabeling" crimes (assault instead of attempted murder, etc.) so their areas looked better.

The idea is to: prehab the home to the point where it's empty shell (dry wall, no carpet, no fixtures) and then have the buyer choose or customize it to their tastes and preferences.

The home we are considering is listed for $270,000 but we think it will sell for between $210-$240k - it hasn't been updated in the past 20 years (old kitchen, dated bathrooms, ugly paint/carpet) but has good bones and a nice layout.
