Hey guys, I’ve been building a portfolio for a few years of commercial and residential properties, it’s been goin great so far until I feel like I’m running out of cash to buy new ones, currently I’m flipping some properties one at a time to make money to buy more rentals, my problem is when I’m done rehabbing I feel like I want to keep them and rent them out!

So, should I continue to save and build up more capital to put down on a more expensive property, find something for less than 4-500, or pull some equity out of my primary and look for something with a higher entry price?

Since ADU rules were liberalized by Seattle in 2019 (one attached + one detached allowed on any single-family lot, no owner-occupancy requirement, no restriction against separate sale). a number of spec builders in Seattle have been building what may look like a townhouse triplex but is legally a single family primary homes plus two ADUs, one attached and one detached.

I cannot overstate the importance of finding a way to build a good rapport with your tenants as early on in the acquisition process as possible, as it will minimize or prevent countless headaches further down the road.When I took over my duplex with an inherited resident in one of the units, I had this conversation with the tenant prior to closing and found out that the toilet in their bathroom was clogging once or twice a week, and their shower head water pressure was super weak.

Given that many people have said the average price to build in California is $200 and above per square foot, I became worried.Do you think building a 2-bedroom, 1-bathroom home measuring 550 sqft is feasible at this cost?
