Just became a losing proprosition all the way around and we couldn't hold on to them.Looking to get started wholesaling ourselves, but it seems like the market is pretty crowded, so struggling to get the first deal under our belts so we can start accumulating some capital to work with.

Our usual targeted payback is 3-5 years for weatherization (We have two programs: 1 that gives us $600 in free air sealing if we buy a blower door test per unit up to 4 units and another that is for OVER 4 units only that gives $1,400 per unit/50% cost of weatherization whichever is less) -- with tenant paid heat (rare in central maine) I still do some weatherization IF it's really needed.

There are holes in the sheetrock and ceiling, some doors have been broken, the AC condensor, blower motor, and breaker box all stripped bare so obviously I don't want to jump in with a significant balance outstanding on the house.What I have been able to determine: the previous owner had been there 15 years and I'm guessing I will owe most or all of the 2011 taxes (about $2.5 K)My rehab estimates are around $12K, taxable value is at 70K (with homestead exepmtion), recent flips (same nighborhood) have sold for 80-90K.

Why don't you try to get some smaller scale things under your belt and work your way up, then you will have the experience and skill to do so.
