I've got a local lender that I've had a long term relationship with so for me it was an easy choice to get my first deal done, however they do a max of 25years, and a 5% rate on a SFH.

I think the rehab would cost about $40,000 but if it went higher I think the decision would be to choice the other one ( i put an example with rebah being 40,000 and then 50,000).
