I am launching my new vacation rental property and wanted to know what software/apps are out there that best help manage changing rates through out the year that will automatically update as the high season approach?

Has there been an algorithm invented to automatically spot deals? 

If buyer wants more time, they put in more hard money in escrow that is forfeited to you automatically if buyer doesn't close on time.

I have a tutorial on how to send mailers from Podio automatically. 

Each call I manually write down contact info, preliminary questions, schedule appointments, then if I do meet them I fill out another sheet with info, etc etc.Is there an app that let's me organizeapplicants, search applicants, maybe even schedule them and put it automatically on my calendar?

I don't skim off any cashflow for myself but I guess it would be easy enough to do an automatic transfer into your personal checking every month. 

It would be great if I could tie credit card and banking accounts to it and automatically import statements every month.
