Will they just attempt to find comparable properties (which is near impossible for a side by side with this many bedrooms in this area), and adjust the price from there based on difference in number of bedrooms and bathrooms, square footage, etc?

At some point (probably very soon) they would quit replying to you at all and then you have lost a potential good contractor (which are hard enough to find in the first place)  Sending pictures and giving a basic scope of work with square footage on the house might get you close.

The last unit that sold in my complex went for $237KThere are condos selling a mile and a half down the street for ~$260K with the same square footage, however, most of them have carpet and are in the same condition as mine.

I just put up my For Sale by Owner sign with the price...you never see the square footage or the price mentioned on the For Sale signs and that is the only thing I need to do my calculation on what it may be worth compared to the price of the lot with new construction.

Hi @David WicksYou can ask an agent to pull comps for you, you can look up comps on your own on zillow, redfin, etc, you can look at sale price per square foot on redfin and other sites and compare to your property (you can get square footage on the tax site for Allegheny county), etc.There are plenty of ways all varying in accuracy.

Running comps isn't rocket science - look within 0.5 miles, within 3 months, preferably same neighborhood, adjust for sq. footage and conditions as needed.If you are looking to wholesale your first deal you don't need that much capital to sustain a campaign (I'd start with minimum 200 targets due to response rates).
