I'm somewhat newer to the rental and flip game, but have a little bit of experience in both.

This is part of the game right?

Be FRIENDLY (professional & polite), FIRM (establish a clear rental agreement and enforce the terms), FAIR (abide by the law and consider what is reasonable),  FAST (attend to matters in a timely manner) and FLEXIBLE (if the situation warrants it.)Make the effort to establish and maintain a good landlord-tenant relationships. 

If you have no skin in the game, I would say 15% is reasonable.

Yes, if you know how to play the game or hire expensive professionals like myself to help.

As far as golf goes, I measure my games in how many balls I lose in the desert but I’m always ready to have an adult beverage on the front 9 and back 9.

But the rate is brutal like 8% and that will just kill the game of rental investing.

Need to enforce the expectation that it can and will go up.
