Well sure I get better deals, but others are still getting similar numbers .

Have 2-4 A or better properties significantly less levered is amazing.  

Maybe a checklist, how you or other professionals do it, youtube videos on how to run comps, or anything that can help me get better at running comps?

I would recommend reading the book by J.Scott called "The book on estimating rehab cost" Also, network a lot and consume wholesaling-related content to give you a better picture of how it works. 

What happens if one wants to spend more for better improvements than the other?

There are other communities in the DFW that will give you a better return.
