I just spoke a lender who was wonderful at walking me through how to maximize my buying power/what I am qualified for and ran me through several hypotheticals as well.

The loan limit was one of the reasons I was wondering if an LLC would be a better fit.

but these costs are just out of the stratosphere and what to mitigate a Salamander.. its not like we are paying for schools  Police  fire hospital or some other offset.No wonder there is no affordable new construction in many parts of the country.. 

Here are my thoughts and/or things I would be wondering on it:Never ever go only off estimates or pictures.
