Susan, your best bet is simply going to those chinese pre-fabricated cabinets.

.- If she stays around a while before she moves and rent from me, she has a handy person with a vested interest just a few houses down to repair anything, ASAP.So it can be a win-win.I haven't approached her about it yet.

If your wife knows in advance what KIND of deals you're looking for, I can bet it'll make it much easier to work with her on your decisions.

If you run your business dilligently, have liability insurance, etc...and your properties cash flow I would bet you sleep VERY well at night!

I bet any attorney you hire will want more $$$ than Rick & has never actually had to deal w/ your situation thinking through it "as an investor".
