Most mentors are good for getting people energized - Good mentors work with you step by step to get a house or two and teach you how to move along on your own - Great mentors teach how to buy and manage the properties, set up "systems & methods", along with providing other high level contacts, tax planning, asset protection & generational wealth, strategies for changing markets, and changes in the law.     

I'm sorry to hear that it took you so long but that gives me some solace knowing it's probably just the system taking forever rather than just stringing me along so I don't evict before the moratorium expired.

IE: House Hacking - 1) Identify a 2-4 unit property I can live in and rent the other units such that net rents cover most of or exceed the mortgage payment, goal: live rent cheap-or-free; 2) Secure long-term fixed rate mortgage/debt; 3) Hold and live in the property as I focus on honing my property management systems/skills and accumulate of capital for the next deal.Step 2: Call financial institutions (local banks, I'd start with Happy State. credit unions, Frost, etc) and figure out financing options for your chosen strategies.

Just create systems and network with contractors so you have people available when something needs done.

Build the systems to run the business and run it like a business.

If not, you can work with the postal system to assign unit numbers. 

Spray foam is not very dense, but air channels are a weak point in sound insulation systems, so it may be good in preventing them.  

I realize there are city and zoning regulations, permits, converting the hvac systems/water meters/electrical panels, etc.

Not only that, but I have worked with clients who have lost thousands of dollars on damages and not being familiar with the claims systems or city regulations.
