How much more appealing that sounds than $10?

Beautiful (exterior) 1930s ageless appeal, huge windows in the show room.

Can you give me advice/pictures of a simple tile design (a do-it yourselfer could install) that will appeal both to renters and help the resale value?

I'm not going to get into the deal specifics since I just got the project under contract however here are a few details:Purchase price - 1.55MM w/ 10% seller second at 5%Rehab - 100-150k - mainly windows, plumbing stacks and misc cosmeticGross rents are around 30k/monthTenants pay for everything but water/sewerInstantly appealing the taxes right at closing.

That is appealing to a lot of investors!

So it has major eye appeal to me.

But I would likely not want to sell the portfolio as a whole IMO because there will be a reduced number of buyers (only other investors) that those homes would appeal to.

We are licensed general and electrical contractors,real estate brokers, as well as developers, plus our son does virtual visualization (renderings, etc.) and do a wide array of things.

Wholesaling doesn't appeal to me as much, but I'm interested in learning more about it and understanding how it works.

I knew it was risky but (for a while at least) the prospect of having it as an option seemed appealing.
