If you cannot cover the mortgage payments without all the units rented and paying timely as well as have the funds to cover unexpected maintenance issues then the best thing to do is just wait and build up your reserves.

I have listened to the first 30 or so podcasts from the beginning and due to all the suggestions I am just finishing "Rich Dad Poor Dad".I fly for the Air Force, have a wife and two kids, and am pretty unexpectedly excited about learning more about real estate investing.I would say that BP along with Rich dad poor dad has definitely given me a financial awakening that I did not truly expect.

So i suppose the real lesson is....expect the unexpected when it comes to eviction process.This thread is a couple weeks old now, but in the time since it happened i've decided that i don't really know if either responding or not responding would have made any difference since the court went outside of a normal process (according to the two attorneys who looked at it) in granting what they granted to the tenant.
