The core issue is about agency and who the agent represents during the transaction and fiduciary duty.The agent should have given you an agency disclosure form up front stating who the agent represents.Without a contract, the disclosure should have checked off "in the interest of the: [x] Seller as [x] Seller's agent."

Everything went well, at that time the seller had paid their property taxes in full, and as usual when we were completing the transaction the notary or lawyer calculated the pro rated amount of taxes that we owed to the seller based on how many months were left in the year.

FHA yes .. but two loans no money down bad fico no have not seen that.that product is needed in certain markets like in MS the average credit score is 600 you need some version of sub prime other wise half the state will never own a home and probably 70% of the state.

Since I have to replace the debt from my mortgage in order have a successful exchange, I'm looking at putting some of our cash from the sale into DSTs (Delaware Statutory Trusts) that are leveraged, fractional interest products.
