Supply and demand, demand is high for affordable housing, it always will be.

Or you can offer the tenant a rate that's affordable for them, but still high enough to meet your needs. 

@Nate Burgher the value add is the lot is large enough to add an airstream in back, add a storage locker since two of the units are super tiny, so they aren´t huge, just passable to maybe give me an extra 550-700/month which would almost give me free rent.

Quick thoughts:Seems low on roof and prop management but that is northea$t me talking... 

Many students need a p/t job to support themselves while is school.

Ideally, I would like to manage properties that don't reside in the Bay Area and hope to manage properties out of state where it's more affordable to cover a down payment.
