I just saw something that said DFW area hotels are running about 68-75% occupancy over the last year, so I would think that would be a fair number for MTR too.I would think your lowest risk would be LTR vs STR or MTR.   

Or find opportunities to do a conversion, turn an old office building or hotel into a residential MF for example.

Not to mention, the future challenge to STR's from new hotels being built downtown (AC Marriott, Magnolia's Hotel, Cambria, Pivovar,etc...) 

However, playing devil's advocate if I was going to go to a resort, hotel, etc.

Condos are plentiful and compete with hotels, townhomes are all very similar in size and finishes, so they are difficult to differentiate from one another.
