However, the monthly payment is based on what you have drawn out at any given time, so even though your approved up to 80%, if you only have 50% drawn out, that is what you payment is based on.You can draw on it for the whole 30 years of the loan, however once you get past 10 years, the amount available to draw on is reduced slightly each year, so that the loan still pays of in the 30th year, but you never lose the ability to draw on it.
