Even in high traffic cities it can be tricky to keep occupancy over 85%, so you would have to be very competitive with your property to hit the 60% mark in my opinion where seasonality is so strong. 

Then, do an Engineering Based Cost Segregation study and get back some of that invested money back from the IRS (it's 100% free to see how much you could save).

Real estate can appreciate overseas but you could still lose money based on currency exchange rates and strength.

While I haven't personally experienced a tenant causing major fire damage, here are a few thoughts and suggestions based on what I've learned from the BiggerPockets community:First and foremost, I hope everyone is safe and unharmed.

I strongly do not believe the list is bad due to several deals earned from this list, primarily through direct mail, and I am noticing other investors close some of these properties.

DSCR starts at 8% for borrowers with strong credit scores (800+ which I have btw) but at 8% at 30 years 75% LTV you would need to buy at 7% cap rate to just about break even.
