What would be the best way to approach this and the best way to get started?

Looking for some advice on our plan to get started with our real estate biz.

The best thing an out of town investor can do is develop strong relationships with locals who are active and knowledgeable in the real estate investment world in STL.

I am excited to learn about real estate and i want some suggestions to guide me on how to start.

I've have read many books, listened to many podcasts, and read many posts on this forum and still do so, but I sat on the sidelines for a number of years just trying to save enough money in my emergency fund before starting to save some down payment money. 

I think that the red flag for me is when a syndicator who has no/few exits starts living it up. 

I've been listening to the Rookie Real Estate podcast for the past several months and finally decided that I want to start my real estate journey with the assistance and support of this platform.

That’s what I was afraid of- he just told me they won’t use escrow (after agreeing to no upfront fees or payments when we first starting talking).  

They want to start out wholesaling in their spare time to build capital to buy long term rentals.
