I can say, that while they are marketed as "the easy way to get started in real estate with no money or experience", in practice many (maybe even most) wholesale deals are stressful and maybe not ideal for beginners.It's not to say a beginner can't succeed, but there could be a bit of a steep learning curve.

@Nathan McBride We haven't done too much on this project yet (just closed at the end of last month), but I'd definitely say flips are equal parts fun and stress, haha! 

Another option if you can raise a fairly significant downpayment (25-30%) and are entrepreneurial and can handle stress (!)

It saves both parties a lot of time and stress.

You can do the same with forced air but it's probably more difficult and expensive.I think you should wait for it to be a problem before stressing about it.

Difficult tenants can present a very stressful situation, especially if they've been a long time tenant and you're a new owner of the building.

I don’t stress so much on a few month’s vacancy in year 1.

I know the area pretty well and it's fairly laid back but in today's litigious society it's never a bad idea to check. 

There are a number of fine Real Estate trainers (my opinion) that you might also investigate that stress the client service aspect of business.
