I am not an investor, well, not an investor of real estate property.

This is my first investment property.

I have been managing this one property where everything has been going well and housemates have been happy and even renewing their lease for the past couple of years with no complaints.

We specialize in providing distressed investment properties for fix and flips or rentals. 

I've had properties listed for more than what section 8 wanted to pay, we had to provide comps that their estimate was wrong / out of date for similar apartments. 

One for 6 of my properties and the second card for the 7th property that is held in a partnership where the finances need to be kept separately.

Also interested to hear more about using it for a rental property.

You can start learning the ropes of real estate investing and begin generating some cash flow.- With $50K to $60K, you can find a decent LTR property, but make sure to do thorough analysis on the property's potential for cash flow and appreciation.- LTR properties often have more stable income streams, but they might not offer the same level of cash flow as a well-managed STR.
