Another good aspect is this would be about a 2 minute drive from the interstate which is a big deal with so many people living in Bismarck/Mandan and commuting to the oil fields.I realize this is going to be a tight deal because I am financing 100% of this but with all this said, do you think this is a fesable project?

If you have a penchant for drinking and driving and intentional torts then you will probably need to explore the entity route but with an increase in coverage and policies you can probably cover the risks wished to avoid in the most cost effective method.

To be on the safe side, try to get property A rented out, and also have a nice pro-forma on property A pulled together, so they'll be more comfortable counting the NCF from that property.
