How do you guys respond when a potential cash buyer asks what you picked up a deal for?

It may take longer to complete because of the learning curve and procrastination from lack of knowledge and being a little nervous because you do not want to mess it up, it is natural and a normal part of the human to respond to challenges of uncertainty like that.

After running my info, he responded with much higher rates than I expected to hear. 

So generally I accept them without really any thought process.the only thing that I really wont respond to .. is the message were the person just starts right in on their problem or seeking advice without any pre amble or courtesy.. just in my mind they think because we are here we owe it to them to write their business plan for them LOL>. 

Seller's agent responds with a counter - there are 3 offers on the table (market is pretty hot in this neighborhood and price is right).
