After researching, I am definitely more comfortable to start looking at long distance investing so long as I understand the vetting process of a property manager.

Research properties near yours that have tax bills going to an address different from the property.

Do some research on sales of controlling interests (will this actually avoid any transfer costs), local bulk sales laws (will there be other taxes due or will creditors appear), and the limitations of seller warranties and indemnities (is my contract worth the paper it's printed on).

It takes time and effort to coach people, and those looking for coaching before they do their own research usually aren't going to be the go getters who become successful anyway.I used to take peoples calls or answer their individual emails until I realized very few of them were ever going to do deals and I was just wasting my time.Coaching may help some people, but if you don't have the drive and relentlessness to succeed, then it doesn't matter whether you have a coach or not.

I have always liked the idea of owning/selling property but since I've started researching I feel kind of lost or unsure.I have rented out my first house I bought 5 years ago and make about 100 a month off the house.

Here you can always change the date from today and go back 30-60 or 90 days.But you'll still have to physically go down to the court house (civil) to research and scrub the files for real estate. 

Real estate investors that are in the business full time make great agents if they truly love the business because they will constantly be discussing their investments and researching properties.

I would do some research on agents in that area and if possible, talk to previous clients of theirs.
