Since this a long term lease with significant financial ramifications I would recommend you either consult with your accountant before negotiating the lease if you can assess the real estate information on your own and or hire a reputable local commercial broker to help you assess both the real estate data that will provide you with the information to make informed decisions when negotiating the lease. 

Listen to podcasts from reputable sources - Bigger pockets, real estate guys radio, Ken Corsini.

I looked for a reputable replacement without any luck so I decided to tackle it myself aside from HVAC and the roof. 

My thoughts are that there would be significant benefit to a company with a solid reputation that handles the purchasing, rehab/construction, and property management completely in-house.

. :)  Edited: Yes, personal transactions that don't run through the broker are not covered, yet, he still has "vicarious liability" for anything real estate related that an agent does, you also carry that broker's name, good will, reputation with you everywhere as long as your license hangs there, it doesn't matter if you are acting in your own interests, you're still dealing with the public. :)

I've been all over the appraiser, taxes, public records, court web sites - got a lot of good info but no easement.
