Make sure all taxes are paid to date and have the Seller represent as an express Seller Representation in the Contract that they are not aware of any litigation, or pending litigation against themselves or the property.

If house hacking is not an option where you are now and its something you'd be up for then I'd personally be looking to remedy that.Waiting for prices to drop and then investing more locally means that you'd now have two depreciated assets - one with an even bigger shortfall than it represents now.

@Frank HinckNot sure about "many states" but for example in Florida; you are required to have a license if you are:"(a) Representing to the public, through advertising or other means of communicating or providing information (including the use of business cards, stationery, brochures, signs, rate lists, or promotional items), by any medium whatsoever, that such individual can or will perform the activities described in F.S. 494.001(23).

I've received a full asking offer from a represented buyer however the buyer is not able to procure a traditional loan yet as they have moved here from abroad.
