@Nigel Ford market relevance isn't the key factor; seller and buyer conditions, along with a suitable deal, are crucial for seller financing (SF) transactions.

Of course that statement assumes a lot of unstated variables, the availability of the next deal, your income being sufficient to support the purchase in the future, your desire to live/purchase in that area later, future availability of lending, future availability of insurance (that's relevant to a lot of areas right now).
