If you do not have price and terms agreed on but are considering presenting an all cash offer, it depends on your comfort level with negotiations, comps, pricing, contracts, contingencies, etc., as to whether or not an agent would be more beneficial.

I would just suggest that your broaden your search to 150K, get prequalified and all of your ducks in a row, be patient for the right property (could take many months), and then jump when the right place presents itself.

Kerwin, I would recommend attending one of the Black Diamond REI meetings as they recently had a presentation on investing in Florida since one of their board members moved down there and started investing there.I'm sure they could put you in touch with him and maybe he could give you some tips, references, maybe send you his presentation slides, etc.
