They are happy with their security on the property and the return that they are getting and know they are doing better than other investment vehicles.  

I have more than 20-25% for down payment, good credit score, almost no expenses (vehicles paid off, rental lease is on my wife's name).

My experience has been so awful that I'm strongly contemplating purchasing a vehicle and self managing!

If you can't do better than a 10% return on real estate you would be better off investing the funds in another vehicle.

If you want it to be immediately available for a real estate partnership opportunity, maybe you put it in a safe vehicle that provides great liquidity.

This year no basketball goal, next year no vans, next year no boats, watercraft, or motorcycles, no American Flags, vehicles with lettering, etc.
