That's why they hire a realtor to sell them for them when they are ready to be sold.Your best bet if you want to try your hand at foreclosures would be to get lists of pre-foreclosures and market to them. 

If you don't understand why they say you owe them money, then someone obviously did a poor job of explaining it. 

They tend to gloss over necessary repairs, focus on paint and carpet, underestimate costs on any repairs they do take on and do a poor job of managing subs and making sure things like liens are released and tax docs are in order.

if it has not been maintained and you have poor flow, your dryer will overheat and this in turn could shorten the lifespan of it. 

This probably doesn't even make sense for your buyer, unless they are so poorly qualified you probably shouldn't be doing the 2nd note anyway.

Because we have to keep in mind that with today's numbers, a negative or limited cash flowing property could merely be poor management, supply/demand catch-up, or some minor changes to property to get it competitive with going market rates. 

Hello all, I’m curious does anyone know of any lenders (banks, mortgage companies etc) that will offer a loan to an individual with poor credit?

The seller wants a larger EM, and I’ll bet it will non refundable, because you’ve had multiple extensions and the seller is tired of dealing with it...if I were their agent I would ask for the same thing, or simply put the property back on the market.

The notice of default and notice of what is to come, may straighten this guy out a bit or it could send him looking for another place.If he intends to bolt, I bet he stops all payments.
